About Stetson Hills Common Good

Who we are

Stetson Hills Common Good (SHCG) is a neighbor-led coalition of homeowners working to improve HOA governance in Stetson Hills. We are volunteers, your neighbors, who believe homeowners deserve an HOA that is transparent, fair, reasonable, and accountable.

Stetson Hills is a 904-home master-planned community in North Phoenix (85083). Decisions made by the HOA Board and committees affect all of us - our property rights, our home values, our costs, and our quality of life. SHCG exists to help homeowners understand what’s happening and to support lawful, homeowner-led action to improve how our HOA operates.

Why SHCG was formed

Over time, an increasing number of residents have reported concerns about HOA governance and committee practices especially around meeting transparency, agenda disclosure, records access, enforcement consistency, lawfulness, and architectural review decisions. Many homeowners feel they are not getting clear answers or a fair process.

SHCG was formed so neighbors can:

• See the facts (with supporting records when available)

• Connect the dots across the community

• Support one another and reduce the “isolated homeowner” problem

• Act together to demand transparency, due process, accountability, and CHANGE

What we do

1. Document the record: 

We publish Improper HOA Action Reports, which are short, source-backed summaries of HOA governance concerns, meeting practices, enforcement patterns, and committee actions. Whenever possible, we link to supporting documents (agendas, minutes, notices, governing documents, statutes, and other records).

We also highlight the most common HOA guideline and community livability issues Stetson Hills homeowners are raising. In addition, the Did you Know? Page shares eye-opening information pulled from HOA budgets, financial reports, meeting records, and other official materials so homeowners can better understand how the Association operates and where our dues (and fines/fees) are going. Expect items such as annual budget and spending highlights, fines and other fees collected, governance practices, and other quality-of-life facts that impact homeowners.

Finally, we maintain a Document and Video Library, and links to supporting documents throughout the website, so residents can review source materials directly.

2. Inform homeowners:

We translate complex HOA processes into plain language so homeowners can understand:

• what happened

• why it matters

• what options residents have to engage effectively

3. Advocate for neighbors:

We help neighbors navigate common HOA issues and ensure homeowner concerns are captured and tracked. We also encourage residents to participate in the HOA process (meetings, public comments, and records requests) in a focused, fact-based way. 

4. Mobilize for practical solutions

We organize homeowners to show up and engage. Real reform requires participation, attending meetings, asking questions, sharing experiences, and volunteering time and skills.
